FAQs

Do Roofing Contractors require specialist Insurance?

Roofing is a specialist trade and as no two businesses are the same, all policies should be arranged after careful discussion and advice to ensure cover is appropriate and fit for purpose.

What limit of cover should I choose?

Employers Liability Insurance will come as standard with a £10 Million limit, although the legal limit is in fact £5 Million. This will be sufficient for most small to medium-sized businesses, although higher limits can easily be arranged if required. For most other types of Insurance, the limit chosen will be determined by a combination of your own exposure assessment (based on the types of property worked upon, contract value and or your own thoughts as to what a worst-case scenario could look like) and or contractual requirements of your customer or other contractors who may stipulate minimum Insurance cover levels before you work with them.

Do I need Public Liability Insurance?

Whilst not legally required, a professional business will carry this cover, as without it the business and its customers could be exposed to undue risk. As such, many Contractors will need to provide proof of such cover before being allowed on-site to begin work on a contract or to undertake work for others.

What kind of claims does a Public Liability policy provide cover against?

Claims made against the business by members of the public for injury, harm or damage to third party property arising from the business activities are generally those considered.

What is the difference between Professional Indemnity & Public Liability Insurance?

Professional Indemnity Insurance provides cover against allegations of breach of professional duties including wrongful advice, design or specification or negligent acts, errors or omissions, but Public liability insurance will cover allegations of injury or illness caused to third parties or damage to third party property.

What is Products Liability Insurance?

Products liability insurance protects the business against claims and legal costs associated with a personal injury or damage claim, caused by a product your business has manufactured or distributed.

How quickly can Insurance cover be arranged?

Often the same day if required and mostly without the need for any form filling, proof of Insurance can be provided immediately.

What happens if I have a claim?

Case study

A Roofing Contractor quoted a customer to replace their roof. As part of the process, the Roofing Contractor assessed the condition of the existing roof timbers and it was noted these in their opinion were in reasonable condition and advised that they did not need replacing as part of the overhaul / roof replacement. The Roof was renewed, new slates, ridge tiles, battens, membrane and lead flashings installed all as quoted.

Following completion of the work, a claim was received by the customer alleging roof deflection, leaks and that the roof was not perfectly flat. A subsequent report by a RICS qualified Surveyor highlighted that the existing roof timbers in their opinion should have been replaced and that this combined with a possible discrepancy over the weight of new tiles used for the job meant the roof would need to be completely removed and renewed.

As there was no actual damage or injury caused to the customers property by the Roofing Contractor,  this was not a Public / Products Liability claim. Instead after negotiation with all parties,  we successfully negotiated settlement of the claim under a be-spoke Professional Indemnity policy extension, included as standard within our enhanced product offering. The claim was settled by the Insurer and threats of legal action by the customer against the Roofing Contractor (made before our involvement) were averted. The outcome here was that both customer and the Roofing Contractor were happy with the final outcome.

Had the Roofing Contractor, (a well-established and experienced firm trading for over 20 years and without previous claims) been reliant on a standard Public / Products Liability policy, this claim would not have been Insured. The bespoke cover arranged saved the firm from thousands of pounds in costs and reputational harm.
